Rebuilt From Ground Zero

Every project is different and they all offer different challenges.  The project pictured here was a very challenging project, but the results were nothing short of spectacular.  This home was in very poor condition, having been in a dormant state for years…no water or electric on for two years.  Mother nature had begun to reclaim her as insects, wasps and weeds had taken over.  The prior owner also had around 30 cats living there, that had used the living room as their personal litter box. The home was built in 1980, with no updates completed since original construction.  As work began on the home it would be discovered there were multiple code violations, as well as dangerous wiring techniques and poor plumbing.   We had to rewire the entire home as well as re-plumbed it as there were 9 leaks when we turned on the water!  The framing was also done very poorly and rafter supports would have to be installed as well.  Once we were able to complete the the necessary repairs, we could finally begin our remodel.

  • Open Floor plan – As the home was built in 1980 the floor plan reflected the preferences of the time, which was closed of rooms and a confined floor plan.  We opened things up a bit by removing part of the closet by the kitchen, expanding opening into the dining and living room, as well as removing partition walls in the restroom.  The laundry was relocated to the garage and this space was added to the kitchen to make room for a large pantry and double oven. end and placing piers in place of wall as it was load bearing.  We also relocated the attached laundry room in order to add to the kitchen square footage.

All kitchen cabinetry and appliances were removed.  Cabinetry was replaced with custom built-ins to give a rustic feel.  New counter tops were installed from three slabs of class 3 granite brought in from Dallas, beautifully accenting the Knotty Alder cabinets.

Natural Travertine tile was installed along with oil rubbed square medallions, which complimented the granite beautifully. 

Concrete removal, plumbing and propane service, would be required to make these accommodations possible.

The home sits on top of a hill over looking the Bosque river valley.  In order to fully take advantage of this amazing view a third story was added in the existing attic and three dormers were added to open the addition.  A built in desk was added, complete with a granite top and two plate glass windows were installed to take in the view.

The majority of the drywall and insulation was removed and replaced due the necessary plumbing and electrical repairs, as well as to remove the horrific cat urine odor.  New drywall was textured with a modern knockdown pattern on the walls and a light hand texture on the ceilings, creating a clean and crisp look.  Earth tones were chosen, to give the home a warm feel.

New trim was installed throughout the home,  complimenting the new colonial doors that were installed throughout the home.  Crown molding with corner accents was also added through out as well.

All new fixtures would be in a very classy oil rubbed bronze.  This would be consistent throughout the home from hinges and handles to faucets fixtures.

The final touch would be installing  beautiful wood grain porcelain tiles with a charcoal black grout,  all sealed to prevent stains from spills.  Durock-underlayment was installed on the second floor to prevent any cracking from seasonal shifts in the home.
